New Class-A 134,400 Square Foot Office Building in Green Valley Corporate Center, Ready for Occupancy

HENDERSON, NV; May 8, 2008 -- American Nevada Company is applying the finishing touches to the newly constructed four-story, Suburban Class A office building at 2360 Corporate Circle located in the prestigious 90-acre Green Valley Corporate Center at I-215 and Green Valley Parkway in Henderson, NV. The new building will set an unprecedented standard for Class A office buildings in the Henderson/Green Valley office market. The first ‘green’ building to be developed by ANC, 2360 Corporate Circle will strive to achieve LEED™ certification, a high standard of sustainable green building and development.

Some of the green elements of the building include (1): water efficiency including landscaping that requires 50% less water, and low-flow toilets and sinks which reduces water use by 30%, (2): heat island effect on the roof of the building and parking garage, which reflects sunlight, rather than absorbing it, (3): low-emitting interior materials including adhesives, sealants, paints and carpet systems, and (4): photo voltaic panels which will generate enough power to operate the lights in the parking garage. American Nevada Company has also agreed to purchase Green-e certified renewable energy credits, which helps reduce dependency on fossil fuels, promotes clean air and fights global climate change. The building also features reserved parking spaces specifically for low emitting and fuel efficient vehicles. The construction of the building utilized more than 33% of recycled content, and more than 75% of construction waste was recycled. The Leadership in Energy and Environmental Design (LEED) Green Building Rating System™ is the nationally accepted benchmark for the design, construction, and operation of high performance green buildings. LEED promotes a whole-building approach to sustainability by recognizing performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection, and indoor environmental quality.

Charles Van Geel, Vice President of Commercial Leasing for American Nevada Company, said the 134,400-square-foot building offers a prime location in a master-planned business park, with direct adjacency to the I-215 Beltway at Green Valley Parkway. Available space ranges from approximately 2,000 to 33,900 square feet. 72,654 square feet has already been pre-leased.

American Nevada Company and The Vista Group Announce Joint Venture Partnership with Place Properties to Develop ‘Midtown Place’ Student Housing Adjacent to UNLV

HENDERSON, NV; December 19, 2007 -- American Nevada Company and The Vista Group announce a joint venture with Atlanta-based Place Properties to develop Midtown Place, the first major student housing complex serving UNLV students, where University Park Apartments currently stands. The project, located at Maryland Parkway and Cottage Grove adjacent to the UNLV campus, will be the first off-campus student housing complex for UNLV.
Upon completion, the project will encompass approximately 3,000 suites designed for the UNLV student of the 21st century, including a fitness center with personal TV monitors on all cardio equipment, a cyber-lounge for study and recreation, tanning domes, and the resort-style pool with poolside cabanas and outdoor dining area. All apartments include designer furnishings, full size washer/dryer, local phone, high speed internet ports in every bedroom, cable TV, and utilities in the low ‘one price for all’ rent structure.

American Nevada Company to Develop Expansion of Nevada Cancer Institute Campus

Las Vegas, NV Sept. 24, 2007 – Nevada Cancer Institute (NVCI) celebrates its second anniversary by announcing the expansion of its current facility to meet the needs of its patients and NVCI support and medical staff.

The expansion will include a 101,000-square-foot, three-story support service building and parking garage on 3.25 adjacent acres. Since opening in September 2005, patient visits to NVCI have totaled 125,000, well surpassing the predicted numbers initially set forth by the Institute.

“Nevada Cancer Institute could not have made the great strides in cancer research, care and education around the state that it has in two short years without the overwhelming support we have received from the community,” said Heather Murren, NVCI co-founder, chairman, and chief executive officer. “Our expansion allows us to continue pushing the envelope in innovative oncology care and research for the residents of Nevada.”

The new building will house a number of services and functions, including a 200-seat conference center, offices, clinical trials office, cancer registry, dry labs and a medical education library.

Scheduled to break ground October 2007, the new building will mirror the innovative architecture of its current facility and is scheduled for completion in late 2008 or early 2009. The developer is the American Nevada Company, and the contractor is the Korte Company.

NVCI’s One Breakthrough Way (OBW) reached 90 percent capacity at the end of the summer. The Charleston office space is at 100 percent capacity.

“An expansion is needed to keep pace with growth, both in terms of patients, support staff and medical staff,” said Sandra Murdock, F.A.C.H.E., Dr.P.H., president and chief operating officer. “We will continue to grow as we work toward becoming a National Cancer Institute-designated comprehensive cancer center and Nevada Cancer Institute becomes one of the premier clinical and research cancer centers.”

NVCI’s original 142,000-square-foot building opened September 23, 2005. The four-level building (one level is below ground) has two wings and is dedicated to patient care, research and education. The building, built by Marnell Corrao, was constructed to be a one-stop resource for cancer resources, care and information. Housed in NVCI’s flagship building are medical oncology, a radiation oncology suite, pathology lab, research laboratories, a 24-seat chemotherapy suite, complete and digital diagnostic imaging suite (MRI, PET-CT scan, mammography, etc), an Information and Resource Center that is open to the public and has affiliate membership in the National Network of Libraries of Medicine, Illuminations Boutique, Sunflower Café with a patio/garden area, meditation room and a yoga room.

American Nevada Company Enters Into Partnership Agreement to Develop
New Community In Jean, Nevada

Development strengths of American Nevada Corp. and Diamond Resorts will team with MGM Mirage to create a 166-acre development 25 miles south of Las Vegas

LAS VEGAS, Feb. 12, 2007 - American Nevada Company announced today that it has entered into a partnership agreement with MGM Mirage and Jeanco Realty Development, LLC to form a 50/50 joint venture whose purpose is to master plan a mixed-use development on approximately 166-acres of land currently owned by MGM Mirage in Jean, Nevada. The agreement values the Jean assets, which currently generate approximately $6 million of annual cash flow, at $150 million.

Jeanco Realty Development, LLC is a joint venture of American Nevada Holdings, LLC, a subsidiary of American Nevada Corporation, and Diamond Resorts, LLC, a subsidiary of the Cloobeck Companies.

Located along Interstate 15, the mostly undeveloped site is well-situated for multi-purpose use, being just 25 miles south of Las Vegas and in close proximity to the proposed Ivanpah Valley Airport.

"We are delighted that we have this opportunity with MGM and Diamond to use our four decades of mixed-use and community development experience to help provide Southern Nevada with a more positive and enriching environment in Jean," said Brian Greenspun, Chairman of the Greenspun Companies. The District at Green Valley Ranch Completes Phase Two Expansion

Having met with resounding success since it's opening in 2004, The District at Green Valley Ranch has completed the expansion of phase two. The District expansion features additional shopping and dining opportunities, including Cheesecake Factory, Whole Foods Market, the world's largest retailer of natural and organic foods, Las Vegas Golf & Tennis, and a host of additional unique shops and boutiques. American Nevada Company Developing Aliante MarketPlace, Aliante Corporate Center
and Aliante Medical Center

American Nevada Company is developing Aliante MarketPlace, Aliante Corporate Center and Aliante Medical Center in the heart of Aliante in North Las Vegas, the fastest selling master planned community in the Las Vegas valley.

Aliante MarketPlace is a 20-acre center offering 171,900 square feet of retail space anchored by a Smith’s Food and Drug.
